Our ADU Services Include

Detached ADUs

Standalone units separate from the primary residence, offering complete independence.

  • Size Limits: Detached ADUs can be up to 1,200 square feet.

  • Setbacks: Minimum 4-foot setbacks from side and rear property lines; front yard placement requires a minimum 20-foot setback or adherence to the zone's front setback requirement, whichever is greater.

Attached ADUs

Units attached to the primary residence, providing seamless integration.

  • Size Limits: Attached ADUs are limited to 50% of the existing primary residence's living area, up to a maximum of 1,200 square feet.

  • Setbacks: Similar to detached ADUs, with a minimum 4-foot setback from side and rear property lines.

Garage Conversions

Transform existing garages into functional living spaces.

  • Requirements: Conversions must comply with building codes and may require upgrades to meet current standards. Parking replacement is generally not required if the garage is converted into an ADU.

Junior Accessory Dwelling Units (JADUs)

Conversion of existing space within the primary residence.

  • Size Limits: JADUs are limited to a maximum of 500 square feet.

  • Requirements: Must include an efficient kitchen and may share a bathroom with the primary residence.

Custom Designs & Permitting

We manage the entire process, from initial design and obtaining necessary permits to final construction.

  • Permitting: All ADUs and JADUs in Santa Barbara require a building permit. Detached ADUs and new constructions may also require grading permits.

  • Covenant Requirement: An executed covenant is required for all ADUs/JADUs, which includes completing the "ADU-JADU Covenant Request Form" and submitting it to the city.
